It has been my experience that purchasers can be divided into the two very general categories.  Obviously, there are exceptions to every rule of thumb, and there can be considerable overlap between these two general classifications.  I think you will find the difference between the two interesting.  Find out if you are a planner or a shopper.

Planners.

The group of purchasers that fall under the planners category are usually the most successful in obtaining the property that they want under the best terms available.  They usually are the more knowledgeable about real estate and therefore understand the importance of good planning and understand the advantages of using the best tools available to them.

Planners can again be divided into two groups.

As a real estate agent, the second buyer is my favorite, especially if he has an unlimited budget. Unfortunately for me, the vast majority of purchasers are a compromise of the two.  Although the objectives of these two individuals are in essence the same, the plans that are used by them to locate, negotiate, acquire, and close on a home can be quite different.

No amount of academic study, or the limited experience of the occasional home buyer or casual real estate investor, can hope to compare with the advise and guidance of a serious real estate professional like myself who, in addition to regular specialized training, works day in and day out as a realtor.  I have the tools and education to quickly and precisely evaluate a property for suitability and value.  Additionally, I have the experience and knowledge as to what makes sellers "tick" and can use these skills to help you find, negotiate, and close on a property under terms that are acceptable to you.

Shoppers.

Shoppers are a very difficult category of purchaser to obtain the optimum condition and terms for in a purchase arrangement.  This is usually because they do not have an organized plan for locating and acquiring their desired property.  You can often categorize the shopper by such statements as, "I'll know it when I see it," or "I want to find something within the next two years."  There is good news and bad news for the shopper.

The bad news is that they are almost always destined to remain renters or in their current property.  The reasons for this are too numerous to be detailed in this format, but the result is that they will very rarely find or build that perfect home within their price range and other specifications.  Even more unfortunate is the rare circumstance of the shopper who may, with their limited resources, stumble across an excellent property.  Unfortunately, they may not have the proper tools available to quickly assess the property.  In their endeavor to evaluate and/or locate a more satisfactory property, they let the opportunity to successfully acquire the property slip through their hands. This is then compounded by the potential purchaser spending additional time and effort trying to locate a similar home with the same features and price.  This will often result in a vicious cycle of the same train of events with diminishing returns; because, as time passes, the economic forces of inflation and appreciation will continue to push prices higher, resulting in the desired amenities being unattainable within the purchaser's set constraints.
